Basic Home Inspection Plan
Basic Home Inspection Plan: Roof, Foundation / Structural, Furnace & Thermostat, Electrical (limited to load center and service entry) and Plumbing. This basic plan is great if you already know the house has a very long punch list of deferred maintenance that you're prepared to accept as the new owner. We will walk the roof as long as it's accessible and safe to walk, if not we will inspect form the ground with binoculars or drone. Any add-on services like sewer scope or environmental is always available and easy to add-on to your order before you checkout. This is also good if you're on a tight budget, but keep in mind that this is not a full inspection and we are not responsible for any other deficiencies that may exist with various components throughout the home. Air Conditioning Units are not included in this plan. Average cost for a Basic Home Inspection start at $75 per door on volume for accredited real estate investors and $250 for single orders.
Premier Home Inspection Plan
The Premier Home Inspection Plan includes: Roof (if deemed walkable by inspector), Gutters, Downspouts, Grading around foundation dripline, Site engineering, Perimeter Fencing, Outdoor electrical, Walkways, Pathways, Decks, Patios, Porches, Garage, Siding, Windows, Doors, Masonry, Foundation, Ledger & Rim Joists if exposed, Floor joists if exposed, Electrical, HVAC, Plumbing inclused well components, Mold, Termites, Attic area and a room by room inspection where we document deficiencies using pictures and video. Reports are reviewed on-site and published to your email before we leave the house. The only exception to this is if our cellular connection is slow. Crawlspaces are an additional $45. The cost for a Premier Home Inspection Plan starts at $379.99 for any house up to $1,200 square feet and will increase slightly as the square footage of the home increases. We do offer special pricing for any home that is 10 years old or less, newer construction has a discounted rate.
